Schwaps LLC is a real estate investment company that has a focus on serving homeowners in distressed situations. Occasionally a house can prove to be more of a burden than an asset, a burden which needs relief.

One of the ways we help homeowners is to facilitate a short-sale or deed-in-lieu for a property that is behind in payments. Foreclosure can do great damage to ones credit score, thus preventing a repeat purchase for at least 7 years. With either a short-sale or deed-in-lieu option, the homeowner can reduce the damage to their credit score and once they get back on their feet financially, in as little as 2 years they may qualify for a mortgage loan to buy again.

Another way we help homeowners in need of relief is with our rent-to-own program. This program is ideal for a homeowner who is having trouble selling their home and is running out of options. Typically this homeowner has a property with little equity that is sitting vacant and is entertaining the idea of renting the property out until “the market turns around”. With our rent-to-own option the homeowner experiences far less hassle when compared to renting; minimal maintenance calls, timely payments, etcetera.
